Money
Assessments and collections
We bill assessments, post payments and work delinquencies through the board's collection policy - including the legal steps, when the board authorizes them. Your attorney bills you directly. We take no margin on it.
Bill pay
Vendor invoices in, checks out, on time. We do not mark up a vendor invoice. What the vendor charges is what the association pays.
Financial reporting
General ledgers, monthly financial statements and the operating budget, kept clean enough that your board can read them and your CPA does not have to rebuild them.
Budgets and reserves
We build the annual budget with the board, track the reserve fund and plan capital work before it turns into a special assessment.
Compliance
Deed-restriction enforcement
Our own staff walk your community and photograph what they find. We document violations, send the notices and run the hearing process under Chapter 209. Nothing about that inspection is subcontracted.
Architectural review
Homeowner applications logged, tracked and routed to the board or its ACC committee, with a written decision back to the owner.
Community
Board meetings
We schedule the meetings, build the packet, attend and take the minutes. Zoom meetings are included at no extra charge.
Repairs and vendor management
We collect competitive bids, check the vendor out before you hire them, and stay on the job until it is finished correctly. Large projects are managed at the board's option.
Homeowner and vendor communications
We are the phone number homeowners, residents and vendors call, and the line between them and the board. Every call and letter gets handled, so small issues stay small.

Running it yourselves?
Plenty of boards do, and some do it well for years. It usually stops working for one of three reasons: the treasurer moves away, the collections get ahead of you, or nobody wants to be the one who sends a neighbor a violation letter.
We take over as much or as little of that as the board wants. Some associations hand us the whole job. Some keep the checkbook and hand us the deed restrictions. Either is a normal place to start.
